The Property Redevelopment

In 2017, CMB Property Company, controlled by Sullivan’s Island resident Patrick Marr, placed the property under contract and began evaluating a complete residential redevelopment. The plan was not to increase the historic four-unit entitlement, but to reposition the existing units and establish a condominium regime with common areas. The development group purchased the vacant property in 2017 and ultimately converted it into four luxury condominiums. Cobalt Property Group reports unit sizes ranging from approximately 2,500 to 2,700 square feet, while early redevelopment marketing projected four units of about 2,450 square feet each. The project involved a complete interior reworking, exterior restoration, new hardscape and landscaping, resident and guest parking, private outdoor areas and a shared pool. History Of Sullivan's House

The building now known as Sullivan’s House was constructed in the mid-1920s as the Sullivan’s Island "Graded" School. National Register documentation dates it to approximately 1925, while later redevelopment material describes it as a 1924 building. Because the official historic records use “circa 1925,” that is the most careful date to use unless an original construction record establishes otherwise. The school was a one-story, wood-frame structure built on an H-shaped plan. Its historic architectural features included a hipped roof with cross gables, a central louvered dormer, two interior brick chimneys, grouped double-hung windows, large transoms and a brick foundation. The overall design gave the school broad wings and generous window openings suited to classrooms before modern air conditioning became common. A later account from former students describes the school as serving seven grades, with one teacher assigned to each grade and approximately 15 to 20 children in a class. That detail offers a glimpse of Sullivan’s Island when the school was not merely a building on Middle Street, but a daily gathering place for local families. The property is especially significant because preservation research identifies it as the only surviving historic school building on Sullivan’s Island.
