The MOST important and first impression begins with multiple high resolution photos, taken at the right angle, the right time of day to enhance your home’s positive attributes and minimize the negative. Your agent should have nothing less than 10 good images minimum or they should be fired (assuming there is enough good to take 10 pictures). Too many lazy agents take 3-5 poorly done photos and today’s real estate sale starts with buyers searching the internet first and if you don’t have good images then you lose prospects instantly, even though you might have the perfect home. There is NO excuse for this especially with how good the cameras are on smart phones now-a-days.

 
GREAT VIDEO

There are so many companies that offer inexpensive real estate videos that your agent should offer you this as a recommended option. Don’t expect your agent to pay for this out of their pocket, but instead ask for this and pay for it yourself, and then tell your real estate agent to deduct that expense from their listing commissions. If you have a lower end home that honestly isn’t worth more than $300k then this probably isn’t something you want to consider. If you have great photographs it is easy to create a simple Youtube video to achieve a nice end product without having to hire a professional videographer just by using the visual effects built into Youtube or Vimeo.

Also, most cell phones of today have phenomenal cameras built in that have video functionality where you can walk through your home on your own and take very short snippet videos of each room, and then stitch them together on YouTube. 

Well Staged, Uncluttered and Clean House

Your home has to be spotless, and you should remove any personal “taste” items such as figurines, family photos, and anything that reflects the seller’s idea of what’s cute, or artistic. The house needs to appear as neutral as possible so prospective buyers can imagine their possessions in the home. Make sure to all eliminate unnecessary furniture that makes your home feel cramped. If a buyer has to maneuver their way through the home bobbing and weaving around then that is a problem. Even if you have to move some furniture to the garage and park in the driveway then it’s worth it. Don’t you want to get the most money you can so the inconvenience is worth it.
